Water Filtration in Lakewood Ranch: A Homeowner’s Guide
Aug 14, 2026If you live in Lakewood Ranch, your home is almost certainly on Manatee County water — Lake Manatee Reservoir blended with treated groundwater, disinfected with chloramine (chlorine plus ammonia, 3.3 ppm on average in the county’s 2025 report). It’s also hard: 106–279 mg/L, or about 6 to 16 grains per gallon. The exception is the newer Waterside village, on the Sarasota County side. Hardness and chloramine both affect how your water feels, tastes, and treats your home.
What’s Actually in Lakewood Ranch Water
- Hardness (calcium & magnesium): a comfort and maintenance issue. It leaves scale on fixtures and glassware, makes soap harder to rinse, and adds wear to appliances.
- Chloramine disinfectant: Manatee County uses it instead of plain chlorine because it stays stable longer in the pipes. Many people notice it as a mild chlorine-like taste or smell.
Levels vary by neighborhood and season, so the only reliable way to know your numbers is to test the water at your tap.
Common Complaints We Hear in LWR
- Spots and film on glasses, faucets, and shower doors
- Soap and shampoo that don’t lather or rinse well
- Dry-feeling skin and hair after showers
- A faint chlorine taste or smell in drinking water
- Scale shortening the life of water heaters and fixtures
The Builder “Loop” in Your Garage
Many newer Lakewood Ranch homes — in Star Farms, Waterside, Esplanade at Azario, Lakewood National, Del Webb, Lorraine Lakes, and Mallory Park — were built with a softener pre-plumb loop in the garage: a pair of capped pipes sitting empty, waiting for equipment. That loop is designed exactly for a whole-home conditioner.
Softener vs. RO vs. Whole-Home
Whole-home softener / conditioner
The workhorse for hard water. It treats every tap, protecting appliances and addressing scale, spotting, and dry skin. It connects directly to that garage loop.
Reverse osmosis (RO) drinking water
An under-sink RO system polishes water at the tap you drink from — the most effective way to reduce that chloramine taste.
Whole-home + RO together
Most LWR homeowners who want the full experience pair the two: a conditioner on the loop plus RO at the kitchen sink.
Why Local Proof Matters
We’re a family-run Bradenton company that has installed 41+ systems in Lakewood Ranch communities, so we size equipment for the homes and water actually here, not a national average.

Frequently asked questions
Is Lakewood Ranch on well water or city water?
Almost all Lakewood Ranch homes are on Manatee County water, treated with chloramine — Waterside, in Sarasota County, is the exception. Some outlying properties are on private wells. A quick test confirms which you have.
What are the empty pipes in my garage for?
That’s a builder pre-plumb loop, capped pipes roughed in for a whole-home softener or conditioner, left empty so a system can be connected later.
Do I need both a softener and reverse osmosis?
Not necessarily. A softener handles hardness throughout the house; RO polishes drinking water at the kitchen tap. A free test helps you decide.
Is chloramine in the water harmful?
No. It disinfects the water on its way to your tap. Some people prefer to reduce its taste and smell, which RO does well.
