Gated, 55+, and nobody wants to carry salt
Cresswind Lakewood Ranch is Kolter’s gated 55+ community — 648 homes on 250 acres, built from 2018 on. We’ve installed on Surfside Circle, and the conversations here tend to be practical: will this spot my glass shower, how much salt does it take, and who carries it.
The water is Manatee County’s — 6 to 16 grains hard with chloramine. A properly sized, metered softener only regenerates when you’ve used the water, so it uses less salt than an older timer unit, and Platinum Care delivers the salt so nobody lifts the bags. Reverse osmosis at the kitchen sink is the popular add-on for drinking water and ice.
We’ve put in 2 systems right here in Cresswind — and the same local tech who tests your water does the install.
Built for Cresswind
As a 55+ community, Cresswind homeowners want water that’s low-maintenance and easy on skin, appliances and the budget — softening plus catalytic-carbon filtration for the chloramine, sized to your home. We install it cleanly and service it locally.
What’s in the water in Cresswind
Cresswind is on Manatee County water, like most of Lakewood Ranch. Your bill will say Manatee County Utilities. Here’s what the county reports:
- Source: Lake Manatee reservoir water blended with Floridan aquifer groundwater
- Hardness: 106–279 mg/L in the county’s 2025 report, up to about 16 grains per gallon
- Disinfection: chloramine (chlorine + ammonia), about 3.3 ppm
- PFAS: all 29 compounds below the lab’s reporting level in the county’s 2024 UCMR5 testing
County averages are a starting point, not your tap. Hardness and taste vary house to house, so we measure your water free before recommending anything.
A 55+ home and its water
Cresswind Lakewood Ranch is a gated 55+ community by Kolter Homes in the 34211 zip code, with about 650 single-family homes built from 2018 on. Floor plans run from roughly 1,500 to 3,500 square feet, and the neighborhood centers on a 5.2-acre recreation campus with a clubhouse, fitness center, resort pool, and tennis, pickleball and bocce courts.
Most Cresswind households are one or two people, and that changes the sizing. A softener sized for a family of five would sit half used here. A metered valve counts the gallons that go through and regenerates only when the resin is used up, so a two-person home goes much longer between cycles and uses far less salt.
A lot of owners here travel or spend part of the year up north. A metered softener handles that without any changes, because no water use means no regeneration. For what to do when you come back, see our snowbird checklist for your softener and RO.
How each system protects a Cresswind home
Newer homes like these tend to have glass showers, stone counters, and tankless or high-efficiency water heaters. Hard water marks all of them quickly.
Softening. Ion-exchange softening takes calcium and magnesium out before they reach a fixture. That keeps scale off the water heater, spots off shower glass and film out of the dishwasher.
Catalytic carbon for chloramine. Chloramine is made to last through miles of pipe, so standard carbon barely touches it. Catalytic carbon breaks the chlorine-ammonia bond and reduces the pool smell at every shower and tap. Putting it ahead of the softener also protects the resin. See catalytic carbon vs. standard carbon.
Drinking water. An under-sink reverse osmosis system like the Puronics Micromax 7000 adds a finer stage for drinking and cooking water, and reduces PFAS, lead, arsenic and TDS.
Many Cresswind homes do the softening and the chloramine filtration in one tank, a Puronics Hydronex iGen C or our value-built Hydrology Essentials, so the equipment takes up one corner of the garage.
What the free in-home water test checks
A Hydrology tech comes to your Cresswind home and tests your tap on the spot: hardness, chlorine and chloramine, pH and TDS. We look at where the water line comes in, the water heater and the fixtures, then give you plain numbers and a straight recommendation. If your home doesn’t need a full system, we’ll tell you. There’s no charge and no obligation.

What hard water does to a home: the Battelle study →
How much salt will I use?
It depends on your hardness and how much water the house uses. A metered softener regenerates only after a set amount of water has gone through, so a two-person home uses a lot less than a family of five.
Do you deliver salt in Cresswind?
Yes — quarterly salt delivery is part of Platinum Care, along with an annual service visit.
Does softened water add much sodium?
Roughly 7.5 mg per quart for each grain removed. RO at the kitchen sink takes most of it back out of your drinking water.
Is Cresswind water hard?
Yes. Manatee County’s 2025 report lists hardness at 106–279 mg/L, up to about 16 grains per gallon, with chloramine at about 3.3 ppm.
Where does a softener go in a Cresswind home?
Usually in the garage, where the main water line comes in. Many newer Lakewood Ranch homes have a loop roughed in there. We check for it during the free water test.
What happens to my softener when I’m away for months?
A metered softener only regenerates after water has been used, so it sits idle while you’re gone. When you return, check the clock and the salt and run one manual regeneration.
What size softener does a two-person home need?
Smaller than most people expect. We size from your measured hardness and daily water use, so a one- or two-person home doesn’t pay for capacity it won’t use.
