Single-family homes and townhomes, and fitting a system into both
Mallory Park is a gated neighborhood of about 436 single-family homes and townhomes, built between 2016 and 2022. Townhomes change the job: garage space is tighter and the kitchen cabinet is smaller, so the equipment has to fit, not just work.
The water is Manatee County’s — 6 to 16 grains hard with chloramine. In a townhome we’ll often suggest a compact single-tank softener with carbon built in, like our Hydrology Essentials, and a tankless RO where the sink cabinet is tight.
We’ve installed in Mallory Park, and the same local tech who tests your water does the install.
Why neighbors in Mallory Park choose Hydrology
Our quality and workmanship is the difference — the plumbing is clean and careful, and we take the extra time to do it right. The equipment is Puronics, backed by a manufacturer warranty from publicly traded Franklin Electric and serviced locally by us. If a job needs a permit, we bring in the licensed plumber we work with.
What’s in the water in Mallory Park
Mallory Park is on Manatee County water, like most of Lakewood Ranch. Your bill will say Manatee County Utilities. Here’s what the county reports:
- Source: Lake Manatee reservoir water blended with Floridan aquifer groundwater
- Hardness: 106–279 mg/L in the county’s 2025 report, up to about 16 grains per gallon
- Disinfection: chloramine (chlorine + ammonia), about 3.3 ppm
- PFAS: all 29 compounds below the lab’s reporting level in the county’s 2024 UCMR5 testing
County averages are a starting point, not your tap. Hardness and taste vary house to house, so we measure your water free before recommending anything.
Townhomes and big family homes behind the same gate
Mallory Park is a gated DiVosta neighborhood in the 34211 zip code, with about 436 homes around 36 acres of lakes and wetlands. It has a clubhouse, a beach-entry pool with lap lanes, a fitness center, sports courts and a playground, and it sits within walking distance of Gullett Elementary and Dr. Mona Jain Middle School.
The homes cover a wide range. Townhomes run roughly 1,600 to 2,300 square feet. Single-family homes run from about 1,700 up to more than 4,800 square feet, with as many as six bedrooms. That is why sizing matters here. A two-bedroom townhome and a six-bedroom house with a pool bath can’t run on the same softener. Undersize it and it regenerates constantly and wears out early. Oversize it and you pay for capacity you don’t use.
With schools next door, a lot of Mallory Park households are families, and families go through water: laundry, dishes, showers, water bottles. Reverse osmosis at the kitchen sink is the most common add-on we see for homes like these.
How each system protects a Mallory Park home
Softening. Ion-exchange softening takes calcium and magnesium out before they reach a fixture. That keeps scale off the water heater, spots off shower glass and film out of the dishwasher and washer.
Catalytic carbon for chloramine. Chloramine is made to last through miles of pipe, so standard carbon barely touches it. Catalytic carbon breaks the chlorine-ammonia bond and reduces the pool smell at every shower and tap. Putting it ahead of the softener also protects the resin.
Drinking water. An under-sink reverse osmosis system like the Puronics Micromax 7000 adds a finer stage for drinking and cooking water, and reduces PFAS, lead, arsenic and TDS. Where the sink cabinet is tight, a tankless RO skips the storage tank. If you already have an RO and the faucet has gone weak, see RO tank lost pressure.
In a townhome garage, one tank that softens and filters, a Puronics Hydronex iGen C or our value-built Hydrology Essentials, keeps the footprint small. In the larger single-family homes there is room for more capacity where the household needs it.
What the free in-home water test checks
A Hydrology tech comes to your Mallory Park home and tests your tap on the spot: hardness, chlorine and chloramine, pH and TDS. We look at where the water line comes in, the water heater and the fixtures, then give you plain numbers and a straight recommendation. If your home doesn’t need a full system, we’ll tell you. There’s no charge and no obligation.

What hard water does to a home: the Battelle study →
Will a softener fit in a townhome garage?
Usually. A single-tank softener with carbon built in needs about the footprint of the tank plus a brine tank beside it.
What if my kitchen cabinet is small?
A tankless RO has no storage tank, so it fits where a tank system won’t.
Is Mallory Park on county water?
Yes — Manatee County water, 106–279 mg/L of hardness with chloramine.
What size softener does a Mallory Park home need?
It depends on hardness, the number of people and daily water use. Townhomes often need a compact system, and the larger single-family homes need more capacity. We size it after a free test.
Does the Mallory Park HOA need to approve a softener?
A garage install doesn’t change the outside of the home. Townhome and single-family sections can have different rules, so check with the association. We can provide insurance paperwork if they ask for it.
Do you deliver softener salt in Mallory Park?
Yes. We deliver salt across Lakewood Ranch, so you don’t have to haul 40-lb bags. Ask when you book your free water test.
Is reverse osmosis worth adding for a family?
For most families here, yes. It puts drinking and cooking water at the kitchen sink, which replaces bottled water and fills water bottles and the coffee maker.
