New homes, hard water, and a garage loop waiting for a system
Star Farms is one of Lakewood Ranch’s biggest newer villages — roughly 2,800 homes on 1,300 acres from builders including D.R. Horton, Homes by WestBay, John Cannon and Perry Homes, with the Saddlestone section inside the same gates. It’s not age-restricted, so a lot of the homes we see here are families.
Most Star Farms houses come with a water loop roughed into the garage and nothing installed on it. That’s the easy spot for a softener with carbon in front of it, and it matters here: Manatee County water runs 6 to 16 grains hard with chloramine at 3.3 ppm on average. Families also tend to add reverse osmosis at the kitchen sink so the kids’ water bottles and the coffee maker get the good water.
We’ve put in 6 systems right here in Star Farms — and the same local tech who tests your water does the install.
What’s in the water in Star Farms
Star Farms is on Manatee County water, like most of Lakewood Ranch. Here’s what the county reports:
- Source: Lake Manatee reservoir water blended with Floridan aquifer groundwater
- Hardness: 106–279 mg/L in the county’s 2025 report, up to about 16 grains per gallon
- Disinfection: chloramine (chlorine + ammonia), about 3.3 ppm
- PFAS: all 29 compounds below the lab’s reporting level in the county’s 2024 UCMR5 testing
County averages are a starting point, not your tap. Hardness and taste vary house to house, so we measure your water free before recommending anything.
Big families, big water use
Star Farms is gated and multigenerational, with four resort-style amenity campuses, pools and spas, trails, pet parks, a fitness center, and tennis, pickleball and basketball courts. Homes range from townhomes and attached villas to single-family homes from about 1,500 to 5,000 square feet.
That range is why sizing matters here. A townhome with two people and a 5,000-square-foot home with a big family and a pool bath can’t run on the same softener. Undersize it and the system regenerates constantly and wears out early; oversize it and you pay for capacity you don’t use. We size from your measured hardness and your household.
How each system protects a newer Star Farms home
Newer homes here come with tankless or high-efficiency water heaters, glass showers and new appliances. Hard water shows up on all of them fast.
Softening. Ion-exchange softening takes calcium and magnesium out before they reach a fixture. That keeps scale off the water heater, spots off shower glass, and mineral film out of the dishwasher and washer.
Catalytic carbon for chloramine. Manatee County’s chloramine is built to last through miles of pipe, which also means standard carbon barely touches it. Catalytic carbon is made to break that chlorine-ammonia bond, so it reduces the pool smell at every shower and tap. Putting it ahead of the softener also protects the resin.
Drinking water. An under-sink reverse osmosis system like the Puronics Micromax 7000 adds a finer stage for the water you drink and cook with, and reduces PFAS, lead, arsenic and TDS.
Many Star Farms homes do the softening and the chloramine filtration in one tank — a Puronics Hydronex iGen C or our value-built Hydrology Essentials — so it fits neatly in the garage loop.
What the free in-home water test checks
A Hydrology tech comes to your Star Farms home and tests your tap on the spot: hardness, chlorine and chloramine, pH and TDS. We look at the water loop, the water heater and the fixtures, then give you plain numbers and a straight recommendation. If your home doesn’t need a full system, we’ll tell you. There’s no charge and no obligation.

What hard water does to a home: the Battelle study →
Do Star Farms homes have a softener loop?
Most do — a loop roughed into the garage with nothing on it. We install on that loop, so there’s no new plumbing through the house.
Does the Star Farms HOA need to approve a softener?
A garage install usually doesn’t change the outside of the house, but some sections ask for approval. We’ll give you our insurance paperwork for the association if they want it.
What’s the water like in Star Farms?
Manatee County water: 106–279 mg/L of hardness (about 6 to 16 grains) and chloramine at 3.3 ppm on average in the county’s 2025 report. The county found no PFAS in its 2024 testing.
Is Star Farms water hard?
Yes. Manatee County’s 2025 report lists hardness at 106–279 mg/L, up to about 16 grains per gallon, with chloramine at about 3.3 ppm.
What size softener does a Star Farms home need?
It depends on hardness, the number of people and daily water use. Townhomes often need a compact system; large single-family homes need more capacity. We size it after a free test.
Do you deliver softener salt in Star Farms?
Yes. We deliver salt across Lakewood Ranch, so you don’t have to haul 40-lb bags. Ask when you book your free water test.
