Newer M/I Homes, hard water, and a garage ready for a system
Sweetwater is M/I Homes’ gated village in Lakewood Ranch: about 500 homes on 223 acres, a mix of single-family homes and paired villas from roughly 1,450 to 3,650 square feet. (Villa owners, see our condo and villa water treatment page for systems that fit smaller spaces.) It’s billed as maintenance-free, so the HOA handles the yards, and the inside of the house is yours to take care of.
Most of the homes are new enough that nothing has been installed on the water line yet. That’s the time to do it right: Manatee County water runs 6 to 16 grains hard with chloramine at about 3.3 ppm. A softener with carbon in front of it protects the new fixtures, the water heater and the glass shower doors, and reverse osmosis at the kitchen sink covers drinking and cooking water.
We’ve put in 4 systems right here in Sweetwater — and the same local tech who tests your water does the install.
What’s in the water in Sweetwater
Sweetwater is on Manatee County water, like most of Lakewood Ranch. Here’s what the county reports:
- Source: Lake Manatee reservoir water blended with Floridan aquifer groundwater
- Hardness: 106–279 mg/L in the county’s 2025 report, up to about 16 grains per gallon
- Disinfection: chloramine (chlorine + ammonia), about 3.3 ppm
- PFAS: all 29 compounds below the lab’s reporting level in the county’s 2024 UCMR5 testing
County averages are a starting point, not your tap. Hardness and taste vary house to house, so we measure your water free before recommending anything.
Villa or single-family: sizing is different
Sweetwater is gated and maintenance-free, with a resort-style pool, pickleball, bocce, an amphitheater lawn and a community center with a 24-hour fitness room. Homes range from paired villas to single-family River and Spring series homes, roughly 1,450 to 3,650 square feet.
That range is why sizing matters here. A two-person villa and a four-bedroom River Series home can’t run on the same softener. Undersize it and the system regenerates constantly and wears out early; oversize it and you pay for capacity you don’t use. We size from your measured hardness and your household.
How each system protects a newer Sweetwater home
Newer homes here come with tankless or high-efficiency water heaters, glass showers and new appliances. Hard water shows up on all of them fast.
Softening. Ion-exchange softening takes calcium and magnesium out before they reach a fixture. That keeps scale off the water heater, spots off shower glass, and mineral film out of the dishwasher and washer.
Catalytic carbon for chloramine. Manatee County’s chloramine is built to last through miles of pipe, which also means standard carbon barely touches it. Catalytic carbon is made to break that chlorine-ammonia bond, so it reduces the pool smell at every shower and tap. Putting it ahead of the softener also protects the resin.
Drinking water. An under-sink reverse osmosis system like the Puronics Micromax 7000 adds a finer stage for the water you drink and cook with, and reduces PFAS, lead, arsenic and TDS.
In a villa garage, one tank that softens and filters keeps the footprint small: a Puronics Hydronex iGen C or our value-built Hydrology Essentials. Under the kitchen sink, a tankless RO fits even a tight cabinet.
What the free in-home water test checks
A Hydrology tech comes to your Sweetwater home and tests your tap on the spot: hardness, chlorine and chloramine, pH and TDS. We look at the water loop, the water heater and the fixtures, then give you plain numbers and a straight recommendation. If your home doesn’t need a full system, we’ll tell you. There’s no charge and no obligation.

Can you install reverse osmosis in a villa kitchen?
Yes. A tankless RO fits most villa sink cabinets, and it can feed the refrigerator line too.
Does the Sweetwater HOA need to approve a softener?
Sweetwater is maintenance-free, so check with the HOA before anything is mounted outside the house. Most systems here go in the garage, which usually isn’t an exterior change. We’ll provide the equipment details and insurance paperwork if the association asks.
What’s the water like in Sweetwater?
Manatee County water: 106–279 mg/L of hardness (about 6 to 16 grains) and chloramine at 3.3 ppm on average in the county’s 2025 report. The county found no PFAS in its 2024 testing.
Is Sweetwater water hard?
Yes. Manatee County’s 2025 report lists hardness at 106–279 mg/L, up to about 16 grains per gallon, with chloramine at about 3.3 ppm.
What size softener does a Sweetwater home need?
It depends on hardness, the number of people and daily water use. A villa for two often needs a smaller system than a four-bedroom home. We size it after a free test.
Do you deliver softener salt in Sweetwater?
Yes. We deliver salt across Lakewood Ranch, so you don’t have to haul 40-lb bags. Ask when you book your free water test.
