Newer homes, strict architectural rules, and a tidy install
Esplanade at Azario is Taylor Morrison’s resort-style community in Lakewood Ranch — about 1,400 homes, building since 2020. It isn’t age-restricted. What new owners notice first is usually the water: spots on the shower glass within weeks and a chlorine-like smell in hot water.
That’s Manatee County water — 6 to 16 grains hard, disinfected with chloramine. In a newer Esplanade home we’re usually fitting a softener with carbon ahead of it into the garage, and neatly, because the association cares what it looks like. Reverse osmosis goes under the kitchen sink.
We’ve put in 10 systems right here in Esplanade at Azario — and the same local tech who tests your water does the install.
What’s in the water in Esplanade at Azario
Esplanade at Azario is on Manatee County water, like most of Lakewood Ranch. Here’s what the county reports:
- Source: Lake Manatee reservoir water blended with Floridan aquifer groundwater
- Hardness: 106–279 mg/L in the county’s 2025 report, up to about 16 grains per gallon
- Disinfection: chloramine (chlorine + ammonia), about 3.3 ppm
- PFAS: all 29 compounds below the lab’s reporting level in the county’s 2024 UCMR5 testing
County averages are a starting point, not your tap. Hardness and taste vary house to house, so we measure your water free before recommending anything.
A golf-community home and its water
Esplanade at Azario is built around an 18-hole golf course, with a clubhouse and restaurant, fitness center, pool with a patio bar, and pickleball and tennis courts. Homes run from about 1,500 to 3,500 square feet, single-family and attached, two to five bedrooms.
If you’re here part of the year or travel often, that matters for the softener. A metered valve only regenerates after you’ve actually used the water, so a house that sits empty for a few weeks doesn’t burn salt on a timer. We set the valve to how you live here, not to a default.
How each system protects a newer Esplanade at Azario home
Newer homes here come with tankless or high-efficiency water heaters, glass showers and new appliances. Hard water shows up on all of them fast.
Softening. Ion-exchange softening takes calcium and magnesium out before they reach a fixture. That keeps scale off the water heater, spots off shower glass, and mineral film out of the dishwasher and washer.
Catalytic carbon for chloramine. Manatee County’s chloramine is built to last through miles of pipe, which also means standard carbon barely touches it. Catalytic carbon is made to break that chlorine-ammonia bond, so it reduces the pool smell at every shower and tap. Putting it ahead of the softener also protects the resin.
Drinking water. An under-sink reverse osmosis system like the Puronics Micromax 7000 adds a finer stage for the water you drink and cook with, and reduces PFAS, lead, arsenic and TDS.
Many Esplanade at Azario homes do the softening and the chloramine filtration in one tank — a Puronics Hydronex iGen C or our value-built Hydrology Essentials — so it fits neatly in the garage loop.
What the free in-home water test checks
A Hydrology tech comes to your Esplanade at Azario home and tests your tap on the spot: hardness, chlorine and chloramine, pH and TDS. We look at the water loop, the water heater and the fixtures, then give you plain numbers and a straight recommendation. If your home doesn’t need a full system, we’ll tell you. There’s no charge and no obligation.

What hard water does to a home: the Battelle study →
Why does my Esplanade water smell like a pool?
Manatee County disinfects with chloramine, averaging 3.3 ppm in its 2025 report, and it’s strongest in hot water. Catalytic carbon ahead of the softener takes it out for the whole house.
Will the HOA care about a softener?
Esplanade has firm architectural standards. Installs are normally inside the garage, and we provide our license and insurance for the association if asked.
I just moved in — is now a good time?
It’s the best time. Scale starts building in a new water heater and on new fixtures from the first day on hard water.
Is Esplanade at Azario water hard?
Yes. Manatee County’s 2025 report lists hardness at 106–279 mg/L, up to about 16 grains per gallon, enough to spot shower glass within weeks in a new home.
We’re here part of the year. Will a softener waste salt while we’re gone?
Not with a metered valve. It counts the water you actually use and regenerates only when the resin is close to used up, so an empty house doesn’t use salt on a schedule.
Do you deliver softener salt in Esplanade at Azario?
Yes. We deliver salt across Lakewood Ranch, so you don’t have to haul 40-lb bags. Ask when you book your free water test.
